What is the cost per square foot to build a new home or cottage?

     This is easily the most common question we get asked, and unfortunately the answer is not that simple. For years, $100.00 per square foot was the bench mark that people could use to determine what they were going to build. This is no longer true, although in some cases, it is possible. Home owners expectations of the places they live in, both home and cottage, have changed greatly over the past few years and the construction costs are affected by this trend.
     Wood stoves have been replaced with furnaces, vinyl flooring with tile, carpet with hardwood, laminate countertops are now granite, and so on. Not to mention the increased costs standard materials and labour over the past 15 years. All of these choices are going to determine what your new home or cottage is going to cost.
     At Cedar Winds, we believe a better approach is to consider the budget for the project in the early stages. Design the new home to meet the budget, not budget the construction to meet the design. With proper planning and decision making, budget targets can be met.

My cottage is too close to the water's edge. Can I tear it down and rebuild it?

     This is a common scenario called a “Legal Non-conforming Building” and yes, in most cases you can rebuild. They are called this because the by-law had changed after the structure had originally been built. All municipalities have different restrictions or by-laws that must be adhered to in order to rebuild on the existing footprint.

Can I add an upper level with a couple of bedrooms for the kids?

     In this case there are several considerations. Once again, there are municipal by-laws that need to be adhered to. As well, there could be issues in the “Ontario Building Code”. Your existing cottage structure will need to be assessed to determine whether this in a viable option.

I have installed “Radiant Heat”. Can I have hardwood floors?

     Radiant heat systems should be designed with the floor covering in mind. For example, a carpeted floor can actually insulate and prevent the heat from entering into the room. In the case of hardwood, the piping system needs to be installed with the closer together and should operate at a lower temperature. This will prevent the hardwood from cupping and separating.
